Having something in writing is always a good idea, especially outlining what is and isn't shared (e.g. common space, garage, outdoor space) with others.

Not a database though, so only way I know of to scan the properties is visually by location (it is a map function, after all).

If you get a deal on paper, ask to do a estoppel agreement between you and the current tenants to know what they have agreed, what the landlord has promised and may not have delivered or things not in writing.
