I nearly pulled the trigger on a site when I was just dipping toes, finance was selling me on it and end of day I held back because of a localized operator who has been in a wild expansion phase of things, opening 3-4 sites per year.

Tangent story: At one sale I saw a lady buy the tax deed on 1+ acre lake in the middle of nice neighborhood.

I was at this lady's house twice, on the phone with her at least 5 times.

I used a lady named [REMOVED] if you need a loan she is a great person to talk to.

@Chuck MastersFunny, when you think about it the only thing people really use checks for now a days is to pay for rent hahahaThat and the old lady's of the world that cut in front of you and use them at the check out counter to pay for $5.00 of goods lol jk

My first Title Company meeting was great.The young lady made me and my partner feel at ease.That morning I had my clothes already out to look professional and my hair was in a wrap to match my dress.  

The  previous owner went into an insane asylum, which is why the taxes were unpaid, and she was the proverbial crazy cat lady.
