-Most importantly I have a real estate investor that will serve as a mentor/consultant start to finish (20+ years w/ wide variety of homes)I've ran comps for a billion times for the specific areas I'm interested in that would be similar to what I want to build - yet I've never truly done a fix n flip and obviously haven't built a house and that makes me nervous.  

We went with a single window but this was an old house and the door was 4 foot wide. 

This should be fun.Here are some thoughts:1) Wage Growth is strong, has been strong, and we are nearing all-time REAL wage highs (adjusted for inflation): Real median wages have been increasing on average over the past 10 years. ....10 years is a grain of sand on the beach.It used to be ANY average man could get a (40 hour a week) W2 job that paid enough to own a house, own a car, have 8 kids and wife who did not work outside the home, be able to live comfortably, and  save for a rainy day (with no credit cards) and have a retirement pension.Now today, are there jobs like this widely available for Men (or Women)?

I'm finally hiring some overseas, full-time callers, since I realized you really have to cast a very wide net, consistently, to find the ones who are truly motivated. 

A rather wide birth of what people are calling "crash/collapse". 

There is a wide range of people there from investors, agents, insurance, lenders, etc who are great resources for anyone in RE investing.

Its hard to know what direction I should be moving or what angle I should be trying to play best for my situation.

So if you’re looking for property to buy from a real estate wholesaler, you have to cast a wide net and be ready to act fast.

Now as far as the price I don't know where your at in Fort Smith or the neighborhood bc we have a wide range of neighborhoods in Fort Smith and you can go from street to street and it can change quickly.
