Bad credit Cash Out Refinance

Hi all. I was wondering if you could give me some advice on what I can do in my situation. I've rehabbed a home in Fort Smith AR and currently have it on the market. My credit score is shot due to falling behind on different payments and my using personal credit to do the rehab. I've been having a hard time selling the property because it's a higher priced home for the area and each time interest rates increase the less people can afford it. We've lowered the price a few times but I want to keep it high enough in order to make a profit. Right now we have it listed at 269K and I owe about 160 on it. I think the home would make for a great rental but I can't get a cash out refinance on it because of my credit score. Any ideas on what I could do in case I’m not able to sell soon?
