My two schools of thought: a) proceed immediately with eviction proceedings, or at least send a warning letter. b) continue trying to cordially reach them to mitigate fees associated with eviction, headache and them potentially trashing the place in retaliation.Any seasoned vets want to weight in here?

Since your posts/ads are related to a special category, “housing” nearly all filters and modifications that might be considered discriminatory based on one of the covered areas will be rejected.

It's pretty painful to be caught up in the system when a tenant makes a claim...whether its true or not.Speaking with an attorney and having them review and revise your lease is worth it's weight in gold.Best of luck

We are to meet with the property owners 2/24.Update - I have been informed that the property falls into a category that cannot be financed by any traditional or even non-traditional means. 

Perhaps, it’s spending an hour researching credit scores to develop a solid understanding of how they work and which factors carry the most weight.  

Looking to find VIPs in each of the categories listed below, and looking to start moving on opportunities right away.

The 6% rate bears the weight of the property taxes that contribute to education. 

Consider creating a category instead of trying to fit into a saturated one.

It is a category in our MLS but nobody uses it.
