we can pre wire for 150 bucks or so.. compared to after the fact and cutting your garage walls etc. 

So I have to factor in, cheaper house means I can pay down faster, which cuts interest and might even build equity faster?

Message never got to the cryer of the sale so they cried it and you bid and won.. dont waste money on an attorney you will just get your dough back and go find another. 

So with that info I am deciding to cut possible loss on this transaction.

If you are using financing or HM, they will schedule it right away, but the seller is probably just wanting a cash offer and wants to seal up the mortgage contingency before wasting the time.

Give them a cut of the margin, agree to front repairs for anything broken, etc.

Turn the judgment over to a collections agency and let them collect for a cut. 

At the moment, we are wondering if the right option is to try and cut bait to get out asap.
