Difficult to find cash flowing rentals in my area and don't feel we have the expertise or time to do long distance investing at this point. 

Of course I have a question, but first would like to say how impressed I’ve been by the expertise, accomplishment, and generosity of this community.

You do not need a Realtor - but you should have some expertise on your side.Many people think that Realtors just open doors and cash checks. 

Sometimes partners in JV’s contribute equal amounts of cash to the new venture or one partner may contribute cash while another partner contributes his expertise and the personnel resources to operate the Venture.

It helps to have some expertise and experience where you choose to work. 

The key is working with an IRA Custodian that not only knows SDIRAs but really understands and has experience and expertise in the real estate industry, especially the closing and settlement processes. 

Local banks or branches may have some more expertise with the area and can provide you with some insight and help.

With that said, I did walk the property prior and the issue wasn't something visible it was that the addition was unpermitted which required retro permitting or removal.
