So, since this piece of land has a home on it, I found it odd that the SEV value was so low compared to other homes on the street (most of the time they are within the same ranges of each other, as most homes in subdivisions like this were built around the same time and tend to have a similar SEV for taxation).

We took our time and bought one that didn't need a ton of ongoing work: it's brick, on a slab (no basement), and is only about 30 years old, vs the 80yo duplexes on the same street.

Things such as crime rate, how many rentals, average rent, school district quality, unemployment rate, are people moving to the neighborhood or leaving, do property owners in the neighborhood keep up their properties, etc.A good place to start for some of the information that you can't get by just driving the streets is www.city-data.com.

i just spent 1500 for new electric service to run from the street to my panel on one of my other rentals but that didnt include running wires from the panel throughout the house.im expecting 3k for entire electric work on this one.
