Do you scrub the list or skip trace prior to mailing out?

I'm not advising against precautions and getting some education, prior to engaging in flipping notes, but hey after you have that knowledge don't be paralyzed by fear. 

This way will get you the best terms after using a HML (conventional).If you get the property done prior to 6 months and want the next best thing to conventional or you don't qualify for some reason, go with a portfolio loan that doesn't require tax returns or other income docs other than leases and keep the property in the LLC. 

I have somewhat of an advantage being a builder/ General Contractor prior to getting into real estate.

I reviewed a lease from a fellow investor and noted that he charged a $100 fee for cleaning prior to the tenant moving in.

Keep in mind that once packaged, it may be difficult / costly to dispose individual assets prior to the balloon.  

Really I just want to make sure I don't forgot to do something prior to the ownership switch that could potentially come back to bite me. 

Last time I listened to his podcasts (prior to stopping because of all the ads) he was calling for a stock market crash and doom. 

We recently sold the property and I lived in one of the 3 units for >2 of the 5 years prior to the sale of the property. 

@Christian Johnson, as others have suggested, it’s important to get rid of your debt and improve your credit score prior to starting real estate investment.
