What I usually do for my clients is negotiate a clause through which the Buyer issues a release of their contract upfront and the attorney or seller holds it in trust and only records it if there is a default.

Residential is 5-6% cap or less in my area but also with a 3% vacancy rate and and usually rent control of some sort.

Anytime anything involves government authority there is usually a mountain of red tape one must trudge through in order to get the desired outcome.

I usually purchase the nonsmart TVs and buy a Roku, Apple TV or chromecast separately for that exact reason. 

Rates usually differ between 90% and 100% so it might be worth looking into.

When we suspect that someone has moved in we send a letter reminding the tenants of what they agreed to and what our policy is, it usually helps for awhile.
