hi everybody, a quick update the tenant agreed to leave and however now because her lease began December 1st 2020 and ends at December 1st 2021, she wants to stay until December 2nd to leave.

Sure, it can be done with a "regular" LLC formerly described, but you'd have to update/amend your Operating Agreement. 

Looks like you need to update your lease to bill back on a RUBS system or submeter water out to the tenant.

Coincidental update:  I decided to replace the bathroom flooring in one of the properties I used a non-wax ring to re-seat the toilet about 9 months ago.  

Update: unfortunately, we do not yet qualify for any loans due to tax returns.

Hi Corey,I'm a newbie and have set up an LLC because I'm aiming for commercial investments.

The rents will definitely be higher once those tenants are out and the property is updated, not sure exact numbers though, but maybe $1000 and $900.
