I've never understood the people that fear getting sued to the extent of needing LLC but completely ignore or could care less about the potential of triggering due on sale clause when transferring personal loans to an LLC.Not to mention the fact that this action itself sets you up for failure from the start as there's no good reason one buys on personal name to start with....

An out of state investor really needs a good team to get a good product- seems like we're reading the same threads over and over again about an out of state investment gone bad. the real issue is you have divergent goals.. you have the investor just looking at the BP calculator and trying to back into a return that they think they deserve to pull the trigger.. and this usually given where wholesale prices are these days.. means something has to give.. its a fact that wholesalers are pushing the envelope on exit prices..
