Getting real close to pulling the trigger on my first investment property.

I have a time line that triggers actions explicitly stated in my leases.Rent due on the 1st.Rent not credited to my account or check not received by 5pm EST on the 4th will trigger a late fee.

I've never understood the people that fear getting sued to the extent of needing LLC but completely ignore or could care less about the potential of triggering due on sale clause when transferring personal loans to an LLC.Not to mention the fact that this action itself sets you up for failure from the start as there's no good reason one buys on personal name to start with....

I am from NY but know CT very well and looking to pull the trigger on my first investment property. 

An out of state investor really needs a good team to get a good product- seems like we're reading the same threads over and over again about an out of state investment gone bad. the real issue is you have divergent goals.. you have the investor just looking at the BP calculator and trying to back into a return that they think they deserve to pull the trigger.. and this usually given where wholesale prices are these days.. means something has to give.. its a fact that wholesalers are pushing the envelope on exit prices..

I've looked at a few, run the numbers on a few but haven't pulled the trigger.
