I wanted them to guide me through the process of transitioning my money to real estate but I think they were just tax preparers not wealth planners/advisors.if you offer services or courses on the ins and outs of the real estate game, I'm interested in see what you got. 

I intend to keep it simple and would like to start it out as a simple Meet-N-Greet at first and then hopefully transition into a full blown REIA.  

The one caveat is having is a transition or exit strategy in place prior to buying.  

We would like to transition to a medium term rental when we are able to furnish the unit. 

They have a QB integration, so may be a good transition if thats what is currently setup. 

It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.

Since getting my license, I have closed out deals in Oxnard, Bakersfield, Santa Clarita, and the San Fernando Valley and now that I am living in Westchester, I am transitioning all of my energy into this market.

The typical tenant I have found for those units is in a stage of life transition (divorcing, moving out of parents, etc). 

They include:Gateway Village West: Located between the 57 Freeway and Cataract Avenue, the Gateway Village West zone would accommodate residential and commercial uses under a single roof, as well as community-serving open space and amenities.Gateway Village East: Situated between Gaffney Street and Walnut Avenue, the Gateway East Zone is described as a transition zone between the Downtown core and lower-scale neighborhoods to the east.Transit Village: Focused on the blocks directly adjacent to the station, the Transit Village zone is envisioned with residential, commercial, retail, and restaurant uses of similar scale and density to the Grove Station development at 182 S.

You can also apply this to a SFR - single family home and in just 6 months transition it into a LTR - long term rental.
