I just purchased a home in Minneapolis, and I need someone to help fix some cracks in the brick exterior of a house (inspector said it is nothing of major concern, just to prevent water damage and assess current damage).

If a Property Management company is managing enough properties it's only a matter of time before one insurance bill falls through the cracks and boom of course Murphy's Law will kick in and that'll be the one that has a no heat in the winter or something of that nature causing uninsured damage.Going forward I'd vet your PM's more carefully to see that they are more established.

Everything we're seeing at that range is tiny (literally rooms too small to fit our bed), and still needs extensive work (above $50k-$75k) to make it viable to anyone who will pay higher end rents.

Some of the problems are, foundation repair needed which has caused a lot of drywall cracking so paint is needed everywhere(piers have been installed in all the house but not around the garage which has sunk and caused quite the crack on the outside wall).
