@Michael Bishay you're mistaken if you think buying S8 rentals will make your portfolio easier to manage and more profitable.You're just trading one set of problems for another.But, you probably won't heed this advice:(So, yes, seeing if/how any Class C tenant has trashed their current home, will give you an idea of if/how they will trash yours is a great screening tool.We've been doing this for almnost 2 decades.The COVID mainstreaming of Zoom has made it so much easier!

Total rents at 100% occupancy across the three are $2900 monthly.I'm thinking because the financing terms are soooo attractive that it may be worth the higher risk that comes with the high PITI?

I think the only way around that *may* be to go to something along the lines of a UPS Store and rent a PO Box that is listed as a Suite address (so instead of PO Box 1234, it's 1234 Main St, Suite 10).

If after reading your operating agreement, you are still not clear on the procedures, a call to your attorney may help.Assuming the LLC operating agreement is unclear or silent on the issue, I would think a non-cash trade of shares for equity might avoid a taxable event, but am not clear.

Is any lender going to know that you are living in the lower garden non-conforming garden unit....highly unlikely.Also, I think an important thing to distinguish is illegal units vs. non-confirming.
