@Kenneth Tiedemann you can use personal account, just be sure to follow your state and local laws about security deposits.If you're parents are living in the home with the tenants, then they are also exempt from most Fair Housing requirements, but you should look into them anyways.You'll want a good lease to protect your parents and to be able to evict if/when necessary.Check their home insurance policy as it probably needs at least a rider to cover renting.

If too much trouble, then at least make sure the tenants have renters insurance with at least $500,000 of liability coverage, and landlord is named to receive notices if policy in danger of cancellation for non-payment.

Is there a comparable service that charges a reasonable flat fee for sending the letters to the prior tenants, and then reporting the unpaid obligations to the agencies?

If comparable units rent for $1,200 with the tenant paying the utilities, then $1,200 with utilities included is a pretty significant price reduction and it's unlikely the tenant will leave.

Hey @Ryan Brown - if you've provided the splits and tenants have ability to control their own temperature, then I can't imagine why you would be further responsible for the tenants unit temperatures.
