The parent needs to clean up the damage immediately and teach the child it is not ok to damage other peoples property. 

I would imagine planning properly for unforeseen events would be one of the most pertinent things to teach new investors. 

So like with all these folks on BP that are trying to crack into the game in some manner you have a perfect occupation that will teach you more about real estate transactions then just about anything you could do. your working daily with top producers seeing the deals reading how they are put together etc etc. 

In the military, they teach us: If you fail to plan, you plan to fail.

He teaches a 3 offer approach and this can help you to close the deal more often!! 

I’m concerned about not being able to pull money back out to pay off the HML if the comps don’t come back where I need them to.What’s a good book or two to teach me about running comps for this situation?

I was uncomfortable with this until about 10-12 years ago when I had a new investor teach me a lesson....he said he only wanted to buy occupied properties....he lived far away and wanted to get them under contract before visiting so he knew what he had.   

You can teach your 22 year old daughter how to budget and handle money at the same time as your 10 year old son. 

I am not familiar with what a Masters in RE Dev teaches you or qualifies you to do with it, so I'm no help on that.

I think “I Will Teach You to Be Rich” may also talk about it but I’m a big advocate of not getting into a huge amount of debt over the big purchases in life like college, house, etc.. and then you can afford some small items here and there or even some more larger items every once in a while as well.
