You also want to be careful about the ego side, there is a tendency for us all t puff up and talk about how big of deals we do, you hear it on the podcasts, 1k units, 5 k units etc.

I 100% agree with @Nicole Heasley and @Jason Snider , AirBNB a room in your house or rent, or look at selling (especially if you have been there 2 years or more and have equity built up) OR keep as rental and look at buying a 4 unit (largest that gets a conforming loan) move into one unit, rent a room AND rent the other 3...GO CRAZY, you have an amazing income at your age...use it (be smart) cut the lifestyle to get the extra t pay down the debt.

The area is under gentrification, the school district are not that great but San Antonio is sure trying to improve that area, there is a community college in our area and the at and t center where the spurs play and other major events occur and also where our yearly famous festival "fiesta" is held.Zoning is R4, currently digging on what we can build or do at that property.Although we know that we shouldn't depend on appreciation, but we project it may keep appreciating more close to  within the next  5-10 years.
