First Tenant issue -

I have a tenant that is 6 months into the lease and she told me on the 1st that she is moving at the end of the month. She is late with this months rent. Do I go thru the process of getting a judgement against her or just move on? It’s November and I really don’t want to have the house vacant for 2 or 3 months over the winter.

Do whatever you need to do to protect yourself in the event that she doesn't follow through with moving out... Begin the eviction process. Otherwise you could find yourself 12/1 with her still in there and now owing 2 months rent.
