My personal solution is that if we can't do it, I'll identify the overlay and refer it out (in my case this is most typically HELOCs, since minimal/no overlays on the 30YF 1st mortgages was a big part of my 'employer shopping' last time I switched where I hang my license).

But just because you can't do it in 12 months doesn't mean you should "Steer away" building a rental portfolio is a great way to build long term sustainable income and wealth.

Many will be motivated sellers who consider the house a problem and just want a quick solution. 

That there is one single solution to whatever problem is at hand.

However I recommend that you speak with a CPA on this matter as they will be able to guide you through this situation with ease and set you up quickly and properly with the best solution for you.

Sometimes it helps to apply a solution of approximately 5 to 40% ethanol to the painter before working, but not all painters are compatible with this treatment
