Over time, analysis that used to take days can take minutes.Limited or missing information and bad pictures = profit for experienced investors because it can limit the buyer pool (i.e. case in point here).

A resident wrote a letter to the editor of the local paper about an incident at the HOA's pool and they were all over it to fix the issue - I'm about to try that to see where it goes.Side note: I'm not a fan of HOAs, but it's hard to find a decent community up here that isn't run by one.

Put down 20% ($45k-$60k) and rent it out at min $1400-$1800/mo depending on the bed/sq ft.You'll have better tenant pool, less headaches and you'll still have your original $60k back in your pocket that you started with 6 yrs ago.

You don't make as much as you could, but I get less turn over and I have a larger pool of good applicants to choose from.
