About to close on a multifamily property and ill have to start picking out material soon.

Hey BP Community,I have a rental available in a C class neighborhood and my property manager let me know that a mental health organization wants to submit an application.The property is a 3 bedroom SFR and the organization intends on putting in 3 children to start between the ages of 11-17. 

But, quitting your W-2 to become a full time investor without having any real estate assets will make it exponentially harder to get started.

I am new to this but I really need to start investing into my future and single family house for us isn't doing it.

What @JDmartin said.......You'll lose money unless you hire a good GC.

You lose everything you spent on tax lien and sub taxes and have to walk away.
