I want to begin my investing career but not sure where to start , I have 32k saved up cash not in the bank , I have a w2 job only making 300/week ( I make another 400-500 in cash) .

I am well familiar with weekly and monthly rentals.

I have placed 6 renters since May and all took 3-4 weeks from the time I advertised to the day they signed a lease.

I think rentals are pretty lousy here compared to Midwest, but I'm glad I bought my primary here. we closed 2 weeks before the Raider close too. 

My property manager is extremely reluctant or just has no urgency when it comes to larger repairs/ maintenance. 1 example: My properties sewer has tree root intrusion and I asked them to get a quote 2 weeks ago, and have followed up twice and got a we're working on it response.

$350,000 profit in a few weeks, verse develop and make $300,000 if your lucky, or try for years to buy other property and make it townhouses for $4-500,000.The final option of moving in, is this where you want/plan to live forever?

The last property I sold I bought from tax sale , had a six month reedemption, I sold it on month 9 and title company wouldn't give full title insurance to my buyer.

Spoke with them about rent payment and they said their previous landlord had always accepted rent the 3rd week because they use SS to pay for it although the lease says rent is due the 1st of every month.
