What terms and pricing do you seek?

Curious what the main reason is that you are seeking hard money instead of traditional financing? 

But because I am inexperienced, I felt that I should seek the advice of the BP community. 

I would consider house hacking and taking advantage of my access to college students seeking rentals, but since I am graduating sooner than a year (FHA seasoning period) and am quite uncertain as to where the job market will take me after graduation I plan to wait and learn in the meantime.

You are very unlikely to get the protections you seek with those courses of action.Really what you are asking isn't that much different than the whole insurance vs.

@John Barrows - BP has a forum titled (roughly) "Ask About a Company" and another forum for "Guru Reviews" (again that might not be the exact title); the former is where you would post a question seeking whether anybody has had experience with a particular company; the latter for expressing your opinion of some company.

In my opinion and experience from seeking various public records, there is always going to be someone who will frown upon what you seek.

I had never purchased a house without a real estate agent, so I thought that I would seek the help of a real estate attorney for the paperwork and have a real estate agent present just for the home inspection.
