I know LIDs probably aren't common in all areas of the country, but they are in the Vegas area and I don't find it easy to get information.For the record....I always factored this cost into my calculations and still liked the "big picture" as far as cash flow.

That said, Advanta does have a good reputation and track record - just an angle to look into that someone new to the concept would not even think to consider.As an IRA provider, they would be OK for relatively static investments that do not involve a lot of transactions. 

You may want to continue month-to-month in the beginning since you haven't screened them and you don't really know the type of tenant they are.

Newer investors that don't have a track record will offer up an equity position in order to attract private money.

He has the property listed with a bad broker who hasn't done anything right by him, so I'd assume he can just delist the property, and sell the company instead, and could also save himself from paying 6% to someone who has done nothing but keep lowering the price for him in the year he has been trying to sell it.Would this mean there is no county-recorded sales transaction, since the entity which owns the property would remain XYZ?

Hello BP,I was going through my county records and stumbled upon an LLC that buys nothing but sheriffs deed sales for 30 cents to the dollar, but I just can not believe they are really buying for that price even though that is what it states on tax records and the deed says that LLC was the highest bidder. 

If he wouldn’t pass your initial screening criteria, it is best not to approve him now.
