I wanted to provide some feedback to the developersRequested features:- Save basic values from last calculation or default presents: interest rates, loan term, variable expenses, etc.- Small notes section to elaborate on property calculations, such as noting the calculation was based on a loan assumption or short term real estate strategy - Ability to edit name of calculation to something other than the address.

@Jessie Dillon sometimes your financing will have requirement for this but I would absolutely recommend following every financial planner/advisors advice here - have 3-6 months of reserves saved up at all times.

With that said, if you can negotiate with the seller because of them being distressed, it is possible you can buy them before they go to auction.Anytime you have to do a lot of work to get something purchased, you will be able to save quite a bit due to that work.
