Shame on your former employer for not encouraging you to achieve your dreams in your off-time, especially if it didn't impact his bottom line. 

IMO stick to making offers to where it makes sense, because you do not want to be in a deal if and when the bottom of this hot market falls. 

Bottom line is that it will not work.

Obviously if we could all predict the future we would wait to buy until the market bottoms.

I now house hack the house, I rent the top unit out and live in the bottom unit.

Bottom line is, how much time, money and energy do I expend on this before I say "I can't find a leak.

Hello I am buying a duplex here in anchorage 4 bedroom 1.5 bath bottom unit and 3 bedroom 1 bath top unit for 328800 the ARV is 405 to 415 , it’s going to be a slow BRRRR because I have to live there for a year and then move out and rent it out because of FHA but it is my first property and it’s what’s worked best for me.
