I'm not in that market, but what I envision is probably 4 2month stays a year, so 8 months of occupancy and about 30 days between each booking for about 75% occupancy.Fair Park is really not all that busy all year round.

Some Architects can give you sloppy, low level plans with minimal accuracy and information which may lead to many rounds of questions back and forth with the building department and your GC until the project is actually permitted, and deemed buildable.
