I have a triplex which, based on our planned maintenance schedule, will have the roof replaced, siding fixed up (siding is already newer), trim paint and new exterior porch/stairs in the spring of 2022.One of the tenants, who also just reached his lease term, gave notice.

The 10-2 might hold up for a few years but not when the HVAC needs to be replaced or when there’s a nasty eviction. 50% rule is more conservative to set expectations for covering those expenses.

The more units under one roof, the more efficient the cost of salting is, as you will pay the same cost for the sidewalks whether 3 people walk on it or 30 people.I am not debating whether or not to plow or shovel the snow, only the salting component.
