This is a project that requires a city permit FYI, but if you are installing windows on a house you live in, you can pull the permit yourself.My husband and I replaced all the windows on the house we live in now - it was one of our first renovation projects.If you hire a contractor usually they will want to purchase the windows themselves, and that cost is included their quotes along with the labor cost for installation.

I have to buy properties in cash which will tie up my Capital in each project until I can (hopefully) sell quickly.My long term goal is it keep

I am taking back a second lien on a property undergoing renovation.

Why would anyone pay 20% of a deals value just to get the green light for a project?  

I have over 11 years experience as a Project Coordinator, Project estimating and Interior Designer in the Construction and Residential arena.  

They have now learned that the home is in disrepair and needs major renovation to make it livable.
