Many of these people come from areas where dinner is whatever is caged in the backyard ,where household garbage is simply tossed out the window and using cleaning products is nonexistent .it will be a learning experience to say the least

Have you considered assessing your portfolio to determine which ones are the highest maintenance headache (or time-consuming tenant, neighborhood tenant quality) or which ones have appreciated notably over your original purchase (sometimes they are both and the same) and might want to consider selling while the market is in a relatively good place?

They wanted me to think it was hard so I would purchase their product!

The desire is to repair this unit to a higher level and desirability than the neighbors so that I can select the highest quality longer-term tenant.

Lenders are typically more conservative here than in 90% of SE markets because of the combination of a low-income tenant base with minimal, quality jobs and the high military concentration in the sub-market.

I am also a licensed real estate broker with Nottingham Realty Group and I have had a lot of success helping investors (both local and out-of-state) buy investment properties, repair them, and either lease them to quality tenants (BRRRR) or sell them as a flip (BRSR).

In the end, those numbers don't mean anything unless you are providing your guests a quality experience and are keeping reviews as high as possible.
