You can also find public mortgage info on those comps and if they werent sold to another bank you should be able to find who holds the mortgage whom im guessing would do it again.Good luck.

Sources--water source, well or public, if well check it, is it working, water flow adequate, water quality, when last tested and results, is the water shared, age of pump, holding tank size, etc., sewage, sewer or septic, if septic, where is the tank and where is leach field, is the leach filed area soggy?

Having 5 units also does give you some protection if 1-2 units have tenant issues, which is good.The estimated closing costs of $3,000 seems a bit low to me, but that certainly varies widely from lender to lender and from area to area.
