I know of the traditional routes of going through a bank but I don't believe that is the best option, so I know there are private and hard money lenders but how do I go about finding them and presenting potential deals?

Seller agrees to finance $x of the purchase price at y% per annum payable in equal monthly installments of $z and secured by a first lien deed of trust.

Additionally, from a security perspective it's nice not having window ACs.

I have read about investing without using my own money so would I need a private lender to finance the whole deal?

My thought is, if an Investor purchased that golf course (along with maybe some lots) I think if they did things the right way, they could make MILLIONS in After Repair Value.One of my thoughts is this, if I owned that golf course, what other ways do I secure cash flow besIdes the golf itself?
