I am originally from California and White Rock lake and the Dallas Arboretum have been essential to my mental health and general well being since moving to DFW (which is not particularly known for its abundance of natural beauty)! 

Newly divorced people tend to engage in reckless behavior like excess drinking, partying, "entertaining" guests that are mentally unstable, move jobs, etc.

I guess most here have a different mentality - every man for himself.

Though the buyers are not obligated to buy the property at the end of the term, should the upfront deposit be refundable like a normal apartment rental or could it be different because it is a home and there's more responsibility and different mentality about the property.

But I will tell you that the ONLY people these things work for are people who are ready to mentally commit to some serious growth and discomfort.  

AND then you start bringing up your GANG mentality that all your peeps got your back in their little weezle PM's. 

This helps me better understand renter mentality, what I might use for marketing, and what things I might want to improve.

Not sure if you have kids, but no matter how much you mentally prepare for having kids (and feel ready) there’s no way you can be 100% ready to take on the role of parent.

I don't know about you but 80+ hours a week is respectable in my book even if it's not manual labor, especially if they haven't gone crazy behind the desk or jumped out the window...that type of work is mentally taxing

I don't see this changing as long as we have property that is not performing based on return on equity or unfriendly HOA or any other condition that affects our mental well being.With that said, I think the Phoenix market for cashflow is game over.
