The turnkey operator your speaking with should tell you all of this or they are just looking to turn a quick buck from the sale and move on.We have about 500 properties in the portfolio.

I'm not a sue happy guy, I've had to go down road, but I'd be looking into it, or at the least any cost/losses caused by this comes directly out of his portion which would likely mean he gets nothing from the sale, and the rest of you take less of a haircut.

The only caution I would say is not on the insurance side but on the sales side, if I walked up to a property and saw a bunch of patches on a roof it would be a red flag to me.
