Of course this is driven by Demand (fueled by large Job Growth and Pop Growth), but since Real Estate is an inefficient market with so many suppliers of inventory, it's predictable that with any jolt in Demand, there will likely be Over-Supply.

I am not affiliated with either company in any way.As someone else mentioned, you can't expect an agent to be a "pop-tart" agent and drive over to the property to meet everyone at all hours of the day anytime someone calls and says they want to see it right that second.

I haven't offered 750K yet, it was my initial price that popped in my head because I know nothing about flipping and it sounded like a lot of cushion and I know she had that number in mind.

If the area is not a true "retail corridor" your pool of potential tenants will be limited to mom & pop shops, which can no doubt be fantastic tenants, but are less desirable due to the associated risk.If your budget only allows you to buy a property in an undesirable area it may be better to save up until you can afford a nicer area or look at alternative investments.
