I have never wanted to be a "Real Estate Agent" and honestly, the mere thought of it kind of makes me sick to my stomach.

A Warranty Deed actually has a bit more bite to it in regards to how clear the title is.1) In regards to the DOS clause there's really no way to totally avoid triggering it unless you just plain don't file the deed with the county.

When I look at the numbers it makes me sick because the fees are exorbitant - but if you have a deal with a lot of equity, it's sometimes worth it.  

If you try to eat the wrong parts of an elephant it will make you sick and you could die!

The highest ranking city I found on the best-performing cities index was NYC/Jersey City/White Plains and it was ranked 90th out of 200 metros and fell 28 spots from last year.

I'm always partnering with folks who are good at marketing, photography, videography, hosting, event planning, etc (or just plain volunteering at my events). 

I've also come across a few websites of local law firms that have the Oakland rent control regulations in plain English.

I was sick about about it and then I decided to do what I normally would have done from the get go - Research the program and see what the reviews were (aside from all the glowing success stories that they direct you to in the welcome packet).  

its just lack of income, plain and simple.
