If your tenants don't behave you can get fined and have trouble...putting trash out on the wrong day, putting stuff on the balcony, disturbing the neighbors, parking in the wrong spots, some condos don't allow tenants to have pets, some tenants don't clean up after pets, and on and on and on when you get tenants residing a 2x4 away from the neighbor.

read on a flooring forum somewhere that a guy puts Tyvek house wrap on top of the hardwood and below the carpet padding. this way, if a pet pees, it would never hit the hardwood floor.i had a chance to do it on the newest house, but the carpet guy said it would be "overkill, since you have the best pad already". but i will do it from now on just for the extra protection.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Other notes: a few of the tenants appear to be less than desired, neglecting their pets, potential hording disorder that over flows to the exterior of the building.

The agent then told us that pets aren't an issue as they homeowners have two large dogs, we would just have to pay a pet fee on the cat and then on the dog whenever we got it.

To clarify, there are several things that a landlord (me) would put in the lease regarding when to pay rent, pet policy, military clauses, etc.However, I have a duplex that will soon be rented by two tenants and I want to make sure I have a set of rules for each tenant to abide by to 'keep the peace.'

Think of VRBO/Homeaway as a funnel and the more boxes checked as people filter you want to be the last one standing (higher occ, pets, hot tub etc..) then see what subscription you need.

My thoughts were to give all of them a chance to renew a lease with me if they can meet the conditions of the new lease, i.e. new deposits for pets, removing dead vehicles, increased rents, etc...
