It's a lot easier for a non investor to get a new construction loan once they have a GC lined up and all the plans and permits then it is for a non investor to get a renovation loan to do a remodel.I would verify that your buyers will realistically be able to get financing before you move forward with this plan.

They connected to the main pipe that was their property at the time and then town allowed them to divide the property in two and the main sewer pipe stayed at the half acre property they sold first and then we bougt the second half three years ago with this problem - the "problem" doesn't raise any issues until we build anything new on it, if we don't touch it, there is no problem but we certainly didn't buy a half acre property just to have 900 sq ft unit on it for a family of 4, we were originally thinking about improving it, adding some square footage and in this case, if we do any modifications, then we will need a building permit and in that case sanitary department doesn't give us a permission until we build a new separate pipe and we are looking for $25K to do that (estimate from several different contractors).
