I would build them a small cardboard dog/cat house for their animal, paint fluffy on the front, use shredded cardboard to fill for cushion, and a cardboard scratching post.. $7/month in rent.

If I plan to use a flat paint I would still have to use a different paint in the bathrooms with an eg-shell shine. 

I FAR over paid for "renovations" which included new electrical, a paint job and a ghetto bathtub refinishing job which lasted about 6 months.

Maybe painting, carpet cleaning, new flooring, fountains, flowers, etc. 

New paint, new flooring, and new cabinets and counter tops in the kitchen is all that is needed.

Let's say you wanted to know how much you spent in paint this year. 

No big deal, floors polished, painting,  doors hung etc. 

Then subtract some touch up painting and minor repairs that the maintenance company is going to insist you do in order to get that market rent.By the time you break even - rents could drop.

Plus about two dozen plants growing in a bedroom with the windows painted black.Cops told me it probably wouldn't have been long before some really bad guys kicked in the door, stole all the dope and money, and maybe shot some people.

I hope to have the painting done this coming week.I need to have an escape clause in both contracts, so that whichever sells first, and gets replaced first, that if that replacement negatively impacts my ability to obtain financing to replace the other, I can escape the second listing contract.
