I’m currently willing to go outside of Tipp or Troy area but at this time it will have to be in a manageable distance to where I can still manage the properties myself.

@Michael Noto, @Mathew Allen, @Ryan Luby, code requires the following:Must be at least 70 sq ft, minimum 7ft in each directionCeiling height of at least 7ftDirect access from a hallway or communal space (not from another bedroom)Second means of egress; either a door directly outside or a window at least 20" (H) x 24" (w)Proper lighting and ventilation; usually window(s) that is at least 8% of wall areaAt least 2 electrical outletsPermanent heat source that can maintain 68 degrees (space heaters don't count)Curiously, closets are not required by code, but a generally expected by tenants.

Hello friends i’m currently trying to get ideas of what to do next, i bought my first house in 2018 for $268k in Utah, that I House hacked for a year and then sold it and bought my second property 45 minutes outside of Utah county for half the price $141k that i house hack as well, i’m just lost and I need some input on what I can do next any suggestions would be much appreciated thanks everyone:)

You've looked at the outside of the property and while it needs work (take one or two photos and send them to the owner), you are still interested assuming you can get inside to look at the units.

It looks like Monroe 2 beds are in the range of 700-800 and 1beds are 600+ this property is even further outside of Monroe in an even smaller town to the south called La Salle which could mean lesser demand for the apts.

@Matthew BruceThis has already been basically answered but if the owner was managing everything on their own without there being an MLS listing there's no way I kmow of to track rental history outside of current landlord details.
