Multi-Family Property Investor... What city should I buy in???

I am an investor out of Central California and I want to make the jump to start buying rental properties out of state.  Ideally, trying to find places that are going for $60-$80K per unit .  Want to start with a few triplex, or 4plex, but am interested in growing once I get a good rhythm (with property manager).  Trying to look for properties in that price range (per unit), that are in B or C quality neighborhoods.  Am I looking for something that doesn't exist?  Appreciate your responses guys!
