Sounds like a student of a sub-to guru who wants to just buy a door so he/she can brag to their friends about owning more doors.In all seriousness, I would not entertain this deal.

What about finished outdoor space? 

If anyone could lend 20 minutes of their time to help out that would be greatly appreciated.You advertise "Experience the great outdoors without having to travel" 

We have Roku TVs in all the bedrooms, living room and covered outdoor areas of our Orlando STR’s.

So for us when we did them we rarely kept the sub too mortgage in play for more than 12 to 18 months.. but of course we were not paying anywhere near retail we would ONLY buy sub too just like any other deal we bought it had to have substantial equity enough that on day one if we needed to sell we cover sales costs and there was a nice profit for our efforts.. other wise it was not something we would entertain. 

Randy  I agree that a starting capacitor is a very common problem.Sometimes they coolant gets low from a small leak and causes the coil to freeze over.If it's a split unit I would see if the pipe that has the insulation on it from the outdoor unit is cold or cool.Also see if the outdoor fan is turning.

If BP allowed a haves and wants instead of a market place it would be just as wild and entertaining

Would also be a rainy day outdoor spot.
