Reasons for this were conflicts on what was really covered, additional costs or items not covered (replacing a furnace but supposedly additional $1,000 in work not covered), slow response and slower action, and a disagreement on what the right corrective action should be (an AC unit 25 years old where the warranty contractor was trying to clean and say was fine no other problems).  

I'm sure that @Jerry Puckett and @Shane Foster can attest to the fact that more important than where you buy your list is that you take action.  

It's never too late, though...I figure in 10-20 years it will be a great read.I also have a rolling calendar reminder to re-read my yearly goals every month so I don't forget about them, and forget to take action (out of sight, out of mind).

My attorney and title company don't seem to understand this or don't like this or don't seem inspired to want to move forward with something like this (title company says we can't really insure this without an action to clear title), I think mostly because they seem unfamiliar with it.

I've been a lurker for some time and decided to take action today.  

So, what sort of action would involve an assignment of deed of trust?

There are hundreds of people in that room and they are worried because he didn't shake his opponent's hand?

If in doubt, consult your Real Estate attorney BEFORE you take action.

If I was to breach the contract at closing as the buyer, I would be responsible for many fees and possibly facing legal action.

That usually gets them to realize that action isn't being taken and they're really not improving.
