Hello, Negotiating on a 75 acre parcel that is part of an active farming operation in Virginia. 45 acres of fenced pasture and 20 acres already in hay production, numerous usable outbuildings but no residence.

We've plotted this out, developed flexible but consistent rehab schedules, crunched all numbers several times to make sure this all makes numerical and profitable sense and everything checks out.

I probably would also consider Broadstone Real Estate Access as a way to get access to numerous real estate funds that normally have minimums that are way too high for nonaccredited investor ($500,000-$1 million and above), as well as access to direct real estate with a best in class low fee structure.

The terrible applicants prey on high-priced rentals because they know landlords get desperate so they can tempt them with a "siren-song" of paying extra upfront, and they don't care how much the rent is because they don't plan on paying beyond that initial deposit.

Since that time, the police & animal control have been called on numerous occasions for ‘vicious dogs’ on the loose.  

And I think they did it dancing to the song "Mo Bamba".

There are numerous loan products that don't require income verification.
