and they have an education model were they look for bird dogs to become commerical brokers working with them its nice they disclose the costs.. up to 30k it looks like.. some of the loan products in some of the states require NMLS  not sure if they are licensed did not see that on their site.

Even with a few ugly scratches or dings, it's probably similar to the condition of a used one.You might luck out and get something reasonably nice, brand new, for the same price as used, and it'll be good for a fresh 15 years or whatever, plus be under the new stove warranty for however long.

Speaking of which, I joshed my taxes in the original post - I pasted in from the wrong property taxes, so It's actually 3500, instead of 4600 in taxes (that was a nice surprise), so original numbers are a bit better.
