It should be at the top of your list of questions that you ask any broker you speak to about hanging your license with them. 

Do you have room for a small fitness center or a place for students to hang out with Wifi.

What are the pros and cons of hanging your license in a rual/big city broker and what cities would you recommend?

Hang in there, I just started so I'm focusing on reading books , listening to different podcast and networking with the locals in my area. slowly but surely, one step at a time and you will get there.

@Craig Clark - get out to some of the area REI groups - you will meet those folks informally there, and some events will have tables with your potential contractors, insurance guys, etc hanging out to talk and pass out pieces of chocolate.Andy

I also feel like it's important to find someone you can relate to one way or another, someone you might end up hanging out with in the future and can chat real estate with.

I have a PM that I trust and she has contractors that she trusts as well as a couple of people on her staff that she could trust with the "easy" stuff (paint, hang doors, etc.) 

I am curious to hear where you all hang your license in order to minimize your monthly fees to your broker.

My 74 year old mother just helped us out on a renovation and she is better at hanging trim than many "trim carpenters")Having said all that, that is an AWESOME looking house and if I was thirty and my partner  thought it was the perfect house too, I'd consider it.I don't think it would ever be cost effective to hire out that reno.
