Everyone we have networked with says we must have skin in the game to do any kind of joint ventures/learn from them or even join a team, which we would love to do, however we basically gave our life savings to a family member to deal with a health battle.

I think newer investors should use direct mail as a way of learning the game before they invest money on the other techniques that get you in touch with sellers more directly.

I've seen multiple situations where only a portion of the units are allowed to be rented out (ie 30%) and the rest must be owner occupied.

Surrounding properties were being sold for prices far above reasonable market rates and we were receiving multiple offers for high priced, long-term leases on a weekly basis. 18 months after purchase, while many of these lease offers were quite enticing we ultimately decided to let go of the property; taking our deeper understanding of the market and $2.6M sale price with us onto our next project!!
