I don't need your comment here at all (but wouldn't mind it either).* in our country it is mandatory, according to the law, to manually announce (report) an income, regardless of source, that doesn't come from employer from regular job.

I spend about 30 min to an hour everyday reading forms on here just to expand my mind, not including podcast.

Having dabbled in online advertising myself, I don't mind seeing BP getting creative with their monetization strategy through these new forum ads.

Maintenance is a huge expense to keep in mind, Vacancy in case one of your tenants moves out and stops paying, and of course Capital Expenditures to plan for bigger projects in the future such as roofs and siding.

Keep in mind. your Realtor will hate you for trying to make these changes so late in the deal.
