The rental demand is partly due to the enormous air force base, its many specialty manufacturers and military contracts, its two big universities and the slow resurrection of the auto industry which was devastated by the shuttering of GM at the crash time (I think it was 2007).The north side of town has the best housing stock in my view.

I think the only places I've seen that do that are some credit unions, and the ones I've seen particularly required that either you or a family member were involved with the military.

All have the income to buy their houses, all have declined.I've rented to a Colonel in the military, who not only was high salaried but also gets a significant housing allowance.

@Jason D. my start was not to sexy either…I rented mine out when I went back into the Military and realize real quickly after getting a deposit, first months rent, and application fee which totaled right at $1800 that this was a pretty good business.

Two big advantages you have I already see is access to VA loans (which are fantastic), and a good knowledge of at least one (and probably a handful besides) military town, which equals access to a strong tenant base and knowledge of rents and incomes in that area.Just a few things to kick around.

For example: 1/1 Condo, $185/month HOA, $434/yr taxes, currently rented for $500/Month for $30k3/2 Mobile, Own Land, $220/yr taxes, currently rented for $850/Month for 53kI am trying to pick better properties for my rental portfolio, because my current 5 houses i rent out are all properties i bought while in the Military to live in and just rented them after getting orders somewhere else.
